About Us

In 1972, after 15 years of developing some of the premier retail centers in New England, Murray Finard and his son, Bill, founded Finard & Company.  When his father retired, Bill took on partners, expanded services, and widened geographic focus which enabled Finard & Company to become a leader in developing and servicing commercial real estate.  In 2007, Bill established Finard Properties LLC with his son, Todd Finard, and son-in-law, Rob Hughes. The goal of Finard Properties is to create value for its own properties and the properties of its clients with imagination and innovation in management, capitalization, development, and redevelopment.

Featured News - Community Activities

Twenty six members of the Finard Properties team participated in a day-long cleanup at Ross Field in Hyde Park, Massachusetts in August 2010.  The playground area was weeded and new mulch was installed, trees around the field were pruned of sucker growth, and baseball fields and equipment were weeded and cleaned.

Principals

William G. Finard

Background

After serving in the National Teacher Corps and teaching high school English for several years, Bill Finard joined his father in the real estate business in 1971. He loved the challenge, variety, and opportunity to be creative, and, upon discovering that real estate development was his true calling, he founded Finard & Company in the mid-1970’s.  Adding partners, Bill helped make the company a leader in commercial real estate services.  Seeing new opportunities in the real estate environment, Bill established Finard Properties LLC in partnership with his son and son-in-law in 2007.  These two generations of Finards will focus on development, investment, and management for owned properties as well as third-party clients.  The new firm blends history and experience with innovation and technology to add value to properties for themselves and their clients.

Specialties

Bill specializes in putting people, money, and real estate assets together for growth and increased value.  He always seems to find “another way” when others are ready to settle or give up.  His relationships with banks, builders, retailers, municipalities, and other professionals are unsurpassed.

Other Business and Life Pursuits

Additional business activities have included involvement with Grove Bank for Savings as Director, Trustee, and Chairman of the Board.  Subsequently, Bill served as Director of Citizens Bank of Massachusetts.  He is also a Director and Partner of Lehigh Fluid Power, a specialty pneumatic cylinder and valve company located in Lambertville, New Jersey.

Philanthropic activities have included serving as a Trustee of Colgate University for nine years, immediate past Chair of Hebrew SeniorLife, Trustee Emeritus of Beth Israel Hospital, and former Overseer at WGBH of Boston.  Consistent with its policy of investing back into the communities where it is active, Finard Properties also awards a total of 10 college scholarships annually.

Bill enjoys golf, skiing, playing the guitar and boating.  He and his wife, Dee, live in Boston and love spending time with their beautiful grandchildren.

Robert L. Hughes

Background

Prior to founding Finard Properties LLC with his father-in-law and brother-in-law, Rob actively pursued acquisitions for TA Associates Realty.  During his nearly five years at TA, Rob was responsible for closing in excess of one billion dollars of office, industrial, and retail property throughout the United States.

Rob began his career managing commercial real estate throughout the northeast.  He managed assets for Finard & Company and worked in the investment sales division of Spaulding & Slye Colliers.  Rob received his MBA at the FW Olin Graduate School of Business.

An active member of the community, Rob serves as a Board Member of the Men’s Associates for Hebrew SeniorLife and is a member of the International Council of Shopping Centers and REFA.  He lives west of Boston and enjoys hiking, skiing, traveling, and spending time with his wife and children.

Todd B. Finard

Background

After working through college as a leasing/sales agent in the Back Bay of Boston, MA, Todd began his commercial real estate career in the mortgage banking industry where he worked in structured finance for a variety of retail, office, and residential projects.  Next, he acquired numerous properties in Beacon Hill and the Back Bay which he converted to luxury condominiums.  These projects included 306 Beacon Street, 53 Beacon Street, and The Tudor - Beacon Hill’s premier full service building.  Todd also teamed with his father to develop Carriagetown Marketplace in Amesbury, MA - a 100,000 square foot Stop & Shop anchored shopping center. Expanding his geographic range, Todd built high-end homes in Scottsdale, Arizona and then acquired and redeveloped a series of retail and office properties from Memphis, TN to Methuen, MA.  He has served as the asset manager to the Finard family commercial real estate portfolio since 2001 while managing the redevelopment of more than one million square feet of property.

Specialties

Todd has focused for many years on creating value through the development and redevelopment process. By transitioning properties from an underutilized state to their highest and best use, he has continually succeeded in unlocking value across a range of property profiles.

Personal

Todd lives west of Boston with his wife and three children.  He enjoys traveling with his family as well as golf, skiing, snowboarding, and a variety of charitable causes.  Todd is the immediate past President of the Men’s Associates of Hebrew SeniorLife and the current Vice Chairman of the HSL organization. He is also a member of the Board of Governors for Combined Jewish Philanthropies, the Next Gen Housing Corporation, the Hyde Park YMCA and the International Council of Shopping Centers.

Finard Properties offers two additional days off annually to encourage their employees to “give back to the community.”  One day is individualized, in that each person can volunteer or assist with a cause that may be one of importance to the individual employee.  The other day is often a group effort whereby each office closes for the day and organizes a collaborative community-driven project.  Below are a few examples of office community days.

Portland, ME - Wall of Fame, part 2

One Monument Square’s lobby “Wall of Fame” features the work of various local artists each month.  The current “artist of the month” is Richard Guillemand Sandifer.  Richard travels internationally and maintains a studio in Portland, as he says the stark beauty of Maine’s rocky coast and vast wilderness continue to inspire his creative spirit.  Richard tells us “My photographs are about light and its powerful effect on the human psyche.  The light in my photographs defines and brings life to my subjects.  It is the illumination of history in the making.”  Peek at some of his work; click here to view his photos.

Burlington, MA—Company Wide Annual Community Service Day

Portland, ME—Wall of Fame


One Monument Square has installed a “Wall of Fame” in the lobby as a program allowing a local artist to display his/her work for a period of approximately four weeks.  Community enthusiasm for this project was expected, but the breadth of interest has been surprising.
The first local artist to participate is a photographer, Jack Kennealy from Cape Elizabeth, Maine (http://www.kennealy.com).  His work has been purchased for display in large offices in downtown Portland (Maine Medical Center and Mercy Hospital).  Jack’s work emphasizes the natural hues of dawn and sunset, with a large focus on the forms and shapes of coastal Maine and will be displayed from June 24 to mid-July.

Burlington, VT—Community Days

The five-person office staff spent the day volunteering at the Vermont Foodbank in Barre, VT.  A food bank is not a food shelf.  A food bank secures large quantities of food and food-related products from commercial suppliers, concerned citizens, and other sources.  After the product is examined and sorted, it is then offered to the Foodbank’s member agencies.  Food banks do not give food directly to low income people.  There is only one food bank in Vermont – the Vermont Foodbank.  A food shelf, on the other hand, is a local, non-profit community agency that directly provides bags or boxes of food to low income people in its area for home preparation and consumption.  A food shelf may obtain food from a food bank, from individual donations in its community, and through wholesale and/or retail purchase.  There are many ways to pitch in at the Foodbank including preparing food in their community kitchen, stuffing envelopes for a mailing, sorting and/or packing food for eventual delivery, and other essential tasks and projects.  It was a wonderful day, lots of work, and the Foodbank very much appreciated our efforts.

Burlington, MA—Community Days

The Burlington, MA office participated in Boston Mayor Thomas M. Menino’s year-round neighborhood clean up and community service program.  Boston Shines 365 provides the tools and materials to help volunteers successfully complete projects in every neighborhood in Boston.

Scholarship of Excellence—South Burlington, VT—University Mall

University Mall has given away over $250,000 in scholarships to area students since 2001 and is pleased to announce that it is awarding another $25,000 in scholarships in 2010 ($5,000 each to five (5) area high school seniors).  University Mall’s Scholarship of Excellence is designed to be awarded to students who embody excellence in academics, leadership, and community service.  The recipients and their families attend a luncheon and awards ceremony held at the Mall on Tuesday, May 25, 2010.

Management

Mark Twain said, “It’s not what we don’t know that hurts us.  It’s what we think we know that just ain’t so.”  Despite (or because of) our management expertise, we don’t assume we know all the answers for a given property.  However, we understand the questions that must be asked - about investors, about tenants, about communities, about bricks and mortar, and about capital sources.  Asking the right questions doesn’t always give you the answers that you expect, but it gives you the best chance of getting the answers you need.  Questions and answers are the best way to give investors what they want the most: the right returns.

Development

Development from the ground up is always a double-edged sword: risk and reward.  Maintaining the balance between the two allows the greatest chance for success.  Elements that affect balance include the political, physical, geographic, financial, community, and regulatory. Any one item can throw a project off balance, but understanding and maintaining the risk/reward ratio is what has distinguished Finard Properties and millions of square feet of real estate for over five decades.  Managing risk and maximizing reward: it’s what we do best.

Redevelopment

There are two critical phases of redevelopment.  The first phase involves conceiving and modeling a higher and better structure for an asset.  The second phase is execution of the vision which entails managing the process and its effects on income stream, capital sources, tenants, and the community.  Finard Properties has been undertaken every aspect of redeveloping a wide spectrum of projects from nineteenth century downtown high-rise office buildings to numerous convenience shopping centers as well as re-tenanting and renovating large regional shopping centers.  From concept to reality is a road we know and travel well.
