Four Questions with Todd Finard, real estate developer with a cause
By Molly Parr / February 06, 2012
February is Jewish Disability Awareness Month, and so this week we’re shining a spotlight on an innovative project that helps those in our community with special needs. Since 2003, CJP has been creating housing for people with disabilities. When Todd Finard isn’t developing commercial real estate at
his firm Finard Properties, he puts his real estate skills to good use as part of CJP’s Real Estate Next Generation Group. Even though Todd has already answered five questions about himself on his company website, his tzedakah has earned him my four questions treatment.
We are about to complete our third development/project. The entire team has been incredibly involved in making the Washington Square Apartments in Brookline a reality. Our group is constantly looking for ways to evolve and grow based on the focus of the CJP Disabilities Housing Initiative. CJP tells us who needs help and we rally around the idea of finding/creating/building the space that makes a positive difference.
A great deal of the credit has to go to Barry Shrage and Adam Weiner. After Barry challenged Adam to create an interesting avenue to become more involved at CJP, Adam reached out to a handful of friends he has known since childhood. This became a brainstorming session for eight of us sitting in Jon Davis’s office a few months later, and eventually the CJP Next Generation Housing Foundation Inc. was born.
We wanted to know what segment of the population was underserved, and at that point we were introduced to Elizabeth Sternberg (Director, Disabilities Services at CJP). Our focus on people with disabilities was a direct result of hearing Elizabeth talk about the needs of this population. My involvement was a product of being lucky enough to live in a community where leaders like Barry and Elizabeth are willing to allow a bunch of 30-something real estate developers to sit in a room and brainstorm ways to be helpful.
Absolutely from my parents. Growing up, I was very aware of my father’s efforts at what was then called the Hebrew Rehabilitation Center for Aged (today Hebrew Senior Life). He loved what he was doing, and it was made all the more special as he was volunteering his time with Marty Shulkin, Arnie Rosenberg and many other close friends. My mother was always busy planning events for Children’s Hospital and
working side by side with Jill Karp, Myra Kraft and many others as well. They were all the original “Next Gen’ers.”
My time at CJP and HSL is – in large part – a reflection of what I saw them do for many years.
I always loved the top hat… and I never trusted anyone who picked the dog… they tended to be cheaters.
Finard Properties To Kick Off Poplar Plaza/Kroger Expansion Project
As part of an effort to continue a positive growth at the Memphis-based Poplar Plaza, Finard Properties LLC has announced the kick off of a multi-million dollar expansion project. Rick Smith, Director of Property Management for the 360,000 square foot center says “We are confident this redevelopment will benefit both tenants and patrons alike and will be another major step of progress for one of the city’s most well known shopping centers.”
For more than 25 years it has been the mission of Finard Properties, Memphis office, to create a strong retail environment, offer a pleasant shopping experience for patrons, and provide its merchants with superior property management.
From start to finish the project will take approximately eighteen months and will involve the demolition of two buildings on Prescott Street as well as the construction of a new, larger, state of the art Kroger building. Nine current tenants will be relocated in order to prepare the two Prescott Street buildings for the scheduled March demolition. Following that phase, the new 86,500 square foot Kroger will be constructed on the site. Kroger will continue to operate in their current building throughout the entire process until the Grand Opening in the new space, scheduled for late summer 2013. The last phase of the project will be the demolition of the old Kroger building to make space for additional parking.
Finard’s refurbishment of century-old building latest Downtown Memphis success
The four-story office building at Court Avenue and Second Street in Downtown Memphis was built in 1903 as the home of The Commercial Appeal and later became the longtime headquarters of the Welcome Wagon Corp.
Finard Properties LLC bought the Welcome Wagon building in 2007. BankTennessee occupies the building’s first floor. The building originally housed the national headquarters for Welcome Wagon.

Today, the 18,638-square-foot building named 145 Court Ave. – which uses the address 30 N. Second St. according to the Shelby County Assessor of Property – serves as another example of a company’s commitment to Downtown real estate.
Burlington, Mass.-based Finard Properties LLC – the same commercial real estate firm behind Memphis’ Poplar Plaza shopping center – purchased the building in July 2007, restored the grand architecture of the exterior and developed the building into office space.

An original tenant of Poplar Plaza Shopping Center is expanding its operation into part of the former Bookstar space. Gould’s Salons Inc. dba Gould’s Day Spas and Salons, which opened with the center in 1952, currently operates a 2,000-square-foot salon in Poplar Plaza but has been looking to open a more full-service spa in the area. Bookstar’s vacancy gave Gould’s the chance to expand into 3,680 square feet. A January, 2012 opening is planned.
Osaka Japanese Cuisine will soon be opening a fourth location at Poplar, leasing 7,300 square feet at the front of the center facing Poplar Avenue.
Momentum Rehab is relocating from the back section of the shopping center and Kroger Co. is tearing down its 57,000 square foot store and replacing it with an 87,065 square foot location. Any relocations associated with the move and construction of these new tenants should be complete by first quarter 2012, at which point Poplar Plaza will be 98 percent occupied.
Poplar Plaza has been owned and operated by Burlington, Mass.-based Finard Properties for over 25 years.
