This ten story, 130,098 square foot Class A office building located in downtown Portland was built in 1970 and is currently undergoing major renovations. All 798 windows were recently replaced while the building remained fully occupied and operating. The original brickwork was resurfaced with Alucobond panels accented with granite. A new entry now faces Monument Square with new landscaping, lighting and signage.

Key Bank, our first floor tenant, is the first ever annual corporate sponsor for the First Friday Art Walk. Key Bank will be open for public viewing on Fridays from 5:00 - 8:00pm. Portland Arts & Cultural Alliance is delighted to have Key Bank as a corporate sponsor.
Finard Properties and One Monument Square presented a $750 scholarship to Lindsay Morin from Portland High School. Lindsay plans to attend SMCC (Southern Maine Community College), where she will take liberal arts in pursuit of her nursing degree.
In the month of April the American Red Cross will host a blood drive at One Monument Square. Our major tenants, Pierce Atwood and Pierce Promotions have teamed up to host the blood drive and Finard Properties has donated the 2nd floor vacant space for the event.
First Bi-Annual Friday Art Walk, May 6, 2011
Come join a free self guided tour of local art on the first Friday of the month. One Monument Square will open their doors to Portland’s art community by joining together and introducing a wider audience to the unique “Wall of Fame.” One Monument Square will welcome local artists that have shown their work on the Wall of Fame set up in the lobby from 5:00-8:00pm.

One Monument Square’s lobby “Wall of Fame” features the work of various local artists each month. The current “artist of the month” is Richard Guillemand Sandifer. Richard travels internationally and maintains a studio in Portland, as he says the stark beauty of Maine’s rocky coast and vast wilderness continue to inspire his creative spirit. Richard tells us “My photographs are about light and its powerful effect on the human psyche. The light in my photographs defines and brings life to my subjects. The Portland (ME) Farmers’ Market (http://www.portlandmainefarmersmarket.org) (sited at Monument Square) was recently voted one of the Top 10 farmers’ markets in the United Sates by Travel & Leisure magazine. The market is held on Mondays and Wednesdays from 7:00 a.m. to 2:00 p.m. (it is also held on Saturdays in Deering Oaks) from May until October and generates a lot of foot traffic in and around the square. Foodies descend upon the market for the wide array of organically grown fruits and vegetables, and local restaurant owners enjoy talking to the farmers to generate a narrative for the foods served to patrons. More and more people are developing an appreciation for farmers’ markets and Portland is leading the way in Monument Square.

One Monument Square has installed a “Wall of Fame” in the lobby as a program allowing a local artist to display his/her work for a period of approximately four weeks. Pierce Promotions, a tenant in the building, has been similarly asked if they have anyone interested in displaying work. Community enthusiasm for this project was expected, but the breadth of interest has been surprising.
The first local artist to participate is a photographer, Jack Kennealy from Cape Elizabeth, Maine (http://www.kennealy.com). His work has been purchased for display in large offices in downtown Portland (Maine Medical Center and Mercy Hospital). Jack’s work emphasizes the natural hues of dawn and sunset, with a large focus on the forms and shapes of coastal Maine. His work will be displayed from June 24 to mid-July.
The building also hopes to join the local downtown Artwalk Night by hosting a reception in the lobby for people to stop by and view the exhibition.

The new entry at One Monument Square has been completed with new lighting, signage, landscaping, and sidewalk. The entry work took approximately eight weeks to complete (including the final touches), and we are grateful for the support and cooperation of the City of Portland, particularly Jeff Tarling, Parks and Forestry Operations Manager. Jeff and his crew planted four ginkgo trees in granite tree wells. The owner of the building made a donation to the Portland Tree Trust for the purchase of these trees.
The new entry is part of a building renovation project, including replacing all windows and Alucobond that took approximately 56 weeks from commencement to completion.

Sometimes, beauty really is skin deep. In this, case, the envelope updating One Monument Square is Alucobond, the same panels of aluminum bonded to a polyethylene core that give Epcot Center’s Spaceship Earth its futuristic edge.
